Both the house and its location invite you to rest, relax, restore, be active, and spend time with family and friends. In addition to the spacious living room with panoramic windows and a wonderful view of the surrounding mountains and Lake Achensee, there is another living area with a large smart TV on the gallery. The extra-long dining table fosters conversation and wonderful shared moments.

There are many activities to enjoy. In summer, you can hike, go mountaineering, bike, or swim in the nearby lake Achensee. In close vicinity, you can enjoy paddle boating, stand-up paddling, sailing, wing foiling, kitesurfing, windsurfing, mountain biking, tandem paragliding, or climbing. Several ski schools and rental services are available . The 18-hole golf course in Pertisau is just a 5-minute drive away.

Winter is just as exciting as summer: winter hiking, cross-country skiing (right outside the door), or ski tours, skiing on the slopes of the surrounding ski resorts with views of Lake Achensee (Rofan, Karwendelbahn Pertisau with excellent ski lessons for kids, Christlum), or a short drive to the ski resorts and freeriding areas in Alpbach or Zillertal. You can also enjoy tobogganing, curling, ice skating, or simply relaxing...

After a day full of activities, you can look forward to a cozy evening at home by the fireplace, or make a bbq on the balcony with the Weber grill. The modern, fully equipped kitchen, custom-built by a carpenter, makes cooking a pleasure. You can celebrate your meals and company at the 4 meters long table below the high ceiling.

In front of the house, there are 2 carport parking spaces available. Upon request, there is an additional ground-level outdoor parking space, in case the car does not fit.
A smart lock provides easy access. Two keys will be provided.

There is everything for daily life in walking distance: supermarket (also open on most Sundays mornings), doctor, cafes/restaurants (MG² Bistro Café, La Vita é Bella, Gourmet Michl Stub'n, Mario´s Imbiss...), bakery, bicycle rental, e-bike-rental, ski-rental, and other sport rentals, ski slopes, cross country skiing, skiresorts, swimming pool and spa.

Lake Achensee is only a 10-minute walk away, and at Seespitz, you’ll find several beautiful public lake access points. After the snow melts, starting around May, the lake fills up again gradually, and swimming is often possible way into October/November. For the fans of cold water all year (there is even a Sylvester swim event in Pertisau).

At the nearby Atoll Achensee, there is a year-round panoramic pool, outdoor/indoor heated to ca. 32°C, with experience pool with water current, nice water slide, direct access to the lake, and a Spa. The adventure playground at Atoll is also a hit with kids.
